Tenants Guide

Where to start?

Firstly you should decide when you want to move into a new property and work out how much notice you need to give at your current rental property. We advise that you start your search 6-8 weeks prior to the move in date. Work out how much you can afford to pay. If you are unsure ask us and we can work it out on our affordability calculator. You should also decide how long you want to be in your next property for. The rental market moves very quickly and you should be aware of this. Once you have found a suitable property you should offer and put down a holding fee before someone else does! A holding fee is only refundable if the landlord rejects your application/offer.

Arranging Viewings

Once you have made a viewing appointment with the Letting Agency make sure the appointment is confirmed. Try to be on time as the agent is likely to have appointments after you. If you are running late advise the agency so that the member of staff that is due to meet you can advise whether they are able to wait for you or have other appointments to go onto. If you can no longer attend a viewing appointment that has been confirmed then update the agent and they will happily re arrange the appointment for a suitable time.

Making an offer

If you want to make an offer on a property then call the agent to register your interest. If the Landlord accepts your offer then you will have to pay a ‘holding fee’ and sign our terms and conditions. Once we have taken your holding fee we will discontinue marketing the property and email you a link to begin the referencing. Our referencing company will make contact with you. You should be prepared to provide bank details, current employment details and the contact details of your previous landlord. Once the referencing is complete it will be your landlord’s decision whether to accept you as tenants or not. Assuming that referencing pass and the landlord is happy to proceed we would then fix a move in date.

Prior to moving in

You will be required to sign a Tenancy Agreement and set up a standing order for your rental payment. All monies will need to be cleared funds in Maygrove Estates clients account prior to the move in. We also require a copy of photographic ID for each tenant along with a utility bill dated within the last three months. Find out if the agent has an out of hours emergency contact number
Ask for a statement of fees you are expected to pay prior to the move in date.

Moving In

If Maygrove Estates are managing the property you have moved into then we will contact your suppliers however if the property is managed by your new landlord you will need to set up all the utilities. If an inventory has been completed your will be supplied with a copy. If you have any comments or questions about this you should raise them immediately.

Problems after moving in

If you have any problems once you have moved in then please contact the agent or the landlord depending on who manages the property. If Maygrove Estates are managing the property then our contact details will be displayed on your contract, if the property is managed by your landlord you will be supplied with their contact details.
Make sure that all requests to your landlord / agent are in writing and keep a copy. This will be helpful if there is a dispute at the end of the tenancy.

Moving Out

When you are preparing for the end of the tenancy you should ensure you are leaving the property and its contents in the same condition as when you moved it (allowing for fair wear and tear). You will need to agree on what amount of your deposit will be returned to you with your landlord. You should provide your landlord or agent with your bank details so they can return your deposit.
